The finest new buildings, sold with intent.

We help developers around the world sell new residential buildings faster, with a strategy written for each one. And we advise a small circle of buyers at the very top of the market.

One firm, from the first sketch to the last closing.

We are a real estate advisory firm for new development. Each building gets a strategy of its own and a founder on the account, and its sales run like a data business: measured, reported and improved every week.

Development advisory

Before the design is final: pricing, unit mix, floor plans, amenities, buyer profile and launch strategy, shaped around the people who will actually buy.

Private client advisory

A small, invitation-only practice advising buyers at the very top of the market.

Private clients

Your building, sold as if it were the only one we have.

We take on few projects, and a founder stays on every one of them. Here is how a building comes to market with us beside it.

  1. We arrive while the building is still a sketch.

Advisory begins before the design is final, so the building is shaped around the buyer who will actually live there.

    • Pricing and unit mix
    • Floor plans and amenities
    • Buyer profile and launch strategy

Illustration, not a real project: the site plan of a generic tower, before the design is final.

  2. A strategy written for this building alone.

No template. Positioning, buyer targets and campaigns are designed around your project. A founder sits on your account from the first meeting to the last closing, with no hand-off to juniors after signing.

Illustration: the tower’s envelope, with the first release planned on the top floors.

  3. Launch day, with everything already running.

The project website and search, the journal and market updates, social media and the business press: all of it is live before the first reservation.

A small, senior sales team works the launch, each member owning a buyer segment, under one set of rules and one stream of data.

Illustration: 11 of 38 residences under contract in the first 90 days, before construction begins.

  4. The numbers, every week.

Inquiries, tours, reservations, contracts and pricing moves arrive in one weekly report. You always know where the building stands and what we are changing next.

Illustration: 20 of 38 residences under contract, past the lender’s 50 percent threshold, so ground breaks; 3 of 22 levels framed.

  5. Topped off, and still a step ahead.

As the structure rises, pricing and releases move with demand, so the last floors are priced as carefully as the first.

Illustration: the structure tops off at 22 levels with the façade still closing; 25 of 38 residences under contract.

  6. The last closing is not the last of us.

We stay in touch with every buyer who would like us to, so the next building begins with people who already know us.

Illustration: the building is complete and all 38 residences have closed.

Sales against the schedule.

Every pricing decision moves two numbers: the month the lender’s pre-sale threshold is met, and how many residences are still unsold when the building is finished. Move the launch price and watch both.

  1. A first conversation with the partners. Tell us about the site, the timeline and where design stands.
  2. A study of the project. Financing, approvals, design team and track record. We take on few buildings, and only ones we believe in.
  3. A written proposal for your building. The strategy, the team and the milestones we will report against.

Every engagement is reported against its plan, every week.

How private client advisory works

Before anyone else: New developments, shown before public launch when we can.

Off the market: Never listed, shown by appointment.

One advisor: Someone who knows your brief, from first viewing to closing.

South Florida and New York first. Then, one market at a time.

We open a new market only when the last one stands on its own. Each has its own team, its own rules and its own research.

A seat here is earned, and re-earned.

No more than ten advisors per market at launch, never more than twenty. Each one owns a buyer segment and meets a written standard, reviewed every quarter.

We don’t post openings. Advisors join by invitation or referral.

  • A review of verified, closed production
  • An interview with both partners
  • A live sales plan for a real project

If you are a top producer in your niche and would like an invitation, write to the partners.

Questions, answered plainly.

The short answers. Each is set out in full on this page.

How do we reach the partners?

Send a private message to @centamont on Instagram. A partner reads every one and replies personally. The letter at the foot of this page will write it for you.

When should a developer bring Centamont in?

Before the design is final. Advisory begins while the building is still a sketch: pricing and unit mix, floor plans and amenities, the buyer profile and the launch strategy, shaped around the people who will actually live there.

Who works on our building?

A founder sits on every account, from the first meeting to the last closing, with no hand-off to juniors after signing. We take on few projects, and only ones we believe in.

How will we know how sales are going?

Every Monday you receive the same one-sheet report: inquiries, tours, reservations, contracts and pricing moves, measured against the plan, with what we are changing next. See a specimen.

Do you advise buyers?

Yes, through a small, invitation-only practice for buyers at the very top of the market, with early access to new developments before they launch, when we can. To ask for an invitation, write with your market and price range. How private client advisory works.

Which markets do you work in?

Miami, Broward and Palm Beach, with New York and the Hamptons, launching together. Then Los Angeles and Dallas. Austin, Houston and San Francisco come later, then international markets. We open a new market only when the last one stands on its own.

How do advisors join?

By invitation or referral. We don’t post openings, but a top producer may write to the partners to ask for an invitation. Joining takes a review of verified, closed production, an interview with both partners and a live sales plan for a real project.

Centum, a hundred. Mont, a mountain. The hundredth blow.

A stone splits on the hundredth blow, but only because of the ninety-nine before it. We build the same way: patiently, in layers, to last.

The best houses in any field are recognized without being loud. We hold ourselves to that standard in every detail a developer or buyer touches: the advice, the materials and the response time.
